South Carolina DSCR loans for Upstate, Midlands and coastal rentals

South Carolina investors can finance rentals with a DSCR loan that qualifies on whether the property's rent covers its full monthly payment instead of on personal tax returns. DSCR Loans South Carolina is a broker hub for the whole state: we arrange business-purpose, non-owner-occupied loans through wholesale lenders for homes, condos, 2-4 unit buildings and small multifamily from Spartanburg to the Grand Strand.

The South Carolina twist is taxes: a rental is assessed on a larger share of value than an owner-occupied home, and on the coast insurance stacks wind and flood on top. We model both before we shop your file, so the ratio a lender sees is the ratio you planned on.

Why investors use this hub

One state, three rental economies

Upstate corridor jobs, Midlands government and military demand, and a coastline split between annual leases and lawful vacation rentals. Each gets its own market guide and its own underwriting cautions, instead of one generic state page.

The tax reset, handled up front

We rebuild every purchase worksheet at the non-owner-occupied assessment before choosing a loan amount. No file here is sized on a seller's homestead tax bill, because no wholesale lender will honor that bill after closing.

Broker shopping, not one lender's box

We arrange and shop financing from wholesale lenders, matching your property type, tenancy and coverage to the programs that actually want it. Pricing comes from the live file, never from a published promise.

How it works

1. Run the coverage test

Divide documented rent by principal, interest, taxes, insurance and HOA dues. Use our DSCR calculator with rental-assessed taxes and real insurance quotes.

2. Send the scenario

Apply with the address, lease or rent evidence, tax estimate, insurance and entity details. Occupancy must be investment, non-owner-occupied.

3. We shop wholesale lenders

We compare how several wholesale lenders treat the same file and show you the structures that fit. Those lenders underwrite and fund; we arrange.

Loan programs

Purchase DSCR loans

Buying a South Carolina rental with a DSCR loan means the property qualifies largely on its own rent: we arrange financing through wholesale lenders that compare documented rent with the full monthly payment. Bring the tax reset, insurance quotes and lease evidence to the first conversation and the purchase conversation stays honest.

Cash-out DSCR refinance

A cash-out DSCR refinance trades part of your South Carolina rental's equity for a larger loan, so the only honest test is whether today's documented rent covers tomorrow's bigger full payment. We arrange these loans through wholesale lenders and model the after-refinance ratio before shopping the file, not after a term sheet tempts you.

2-4 unit DSCR loans

A duplex in Columbia and a fourplex in Greenville share a DSCR advantage: several rents stand behind one payment. We arrange 2-4 unit financing through wholesale lenders that test total documented rent against principal, interest, taxes, insurance and any association dues, unit by unit and lease by lease.

5-10 unit DSCR loans

Properties from five to ten units sit between residential habit and commercial procedure: the rent roll is the business, and the business must cover the payment. We arrange small-balance DSCR financing through wholesale lenders for business-purpose South Carolina buildings in that range, underwritten on documented leases and real operating expenses.

Short-term rental DSCR

Lawful nightly income, zoning-first, for permitted coastal properties and condo projects.

Portfolio DSCR

Several South Carolina rentals under one portfolio conversation, property by property.

Markets we cover

Start with the South Carolina market hub, then read the market where your rent check originates. Every guide separates tenant demand from expense reality, because in this state the second half decides the loan.

Charleston

Lowcountry — Charleston DSCR lending is a study in contrast: durable professional and port-driven rent demand inland from the peninsula, and some of South Carolina's heaviest wind, flood and tax loads near the water.

Greenville

Upstate — Greenville is the Upstate's engine: a polished downtown, manufacturing and logistics corridors, and suburbs that keep adding households.

Columbia

Midlands — Columbia gives DSCR investors the Midlands formula: state government, a major university and a large military installation generating rent demand in every season, at prices that often leave more room in the ratio than coastal markets.

Myrtle Beach

Grand Strand — Myrtle Beach is where DSCR discipline earns its keep.

Spartanburg

Upstate — Spartanburg is the Upstate's value lane: corridor manufacturing and logistics, a rebuilding downtown and purchase prices that often let rent breathe inside the ratio.

Rock Hill

Piedmont — Rock Hill is South Carolina's seat on the Charlotte corridor: a Piedmont city whose tenants often work across the state line while renting under South Carolina roofs.

Beaufort and Hilton Head Area

Lowcountry — Beaufort and the Hilton Head area pair military-anchored long-term demand with resort-famous islands where nightly rules and coastal insurance decide what is financeable.

Summerville

Lowcountry — Summerville is the Charleston region's family-growth corridor: master-planned suburbs, schools-led demand and prices that often cooperate better with coverage than the peninsula.

Questions investors ask first

Can I get a DSCR loan in South Carolina?

Yes, for business-purpose, non-owner-occupied investment property. Wholesale lenders offer DSCR programs for South Carolina single-family rentals, townhomes, warrantable condos, 2-4 unit buildings and, through small-balance programs, 5-10 unit properties. Each wholesale lender sets its own credit, reserve and equity standards, and the property's rent still has to cover its full monthly payment by the margin that lender requires. Tell us the property type and county early, because coastal condo projects, resort-style buildings and properties with unusual insurance needs can narrow the lender list before rent is even discussed.

What DSCR do I need?

There is no single statewide number. Wholesale lenders set their own minimum coverage, and stronger coverage generally opens more options and better pricing within a lender's grid. A common way to think about it is simple: divide monthly rent by the full monthly payment of principal, interest, taxes, insurance and any HOA dues. If rent is 1,800 dollars and that full payment is 1,440 dollars, the ratio is 1.25. If the full payment is 1,900 dollars, the same rent produces a ratio below 1.00 and the property is not covering itself on paper. Run your own inputs on our calculator, then send the scenario so we can match it to actual lender grids.

Can I get a DSCR loan in an LLC?

Usually yes. Many wholesale DSCR programs allow a South Carolina limited liability company or corporation to be the borrower, typically with personal guarantees from the owners and entity documents in good standing. Expect to provide formation documents, an operating agreement, an employer identification number and a certificate of good standing, and to sign occupancy and business-purpose statements confirming the property is not a personal residence. Borrowing in an entity does not change the coverage math: rent, taxes, insurance, HOA dues and the loan payment still decide whether the file fits a lender's grid.

Can I use short-term rental income?

Only when the use is lawful and documented, and only with lenders whose programs accept short-term rental income. Zoning, HOA rules and municipal permits decide whether nightly rental is allowed at all, and that answer varies sharply in South Carolina. Charleston's residential categories generally require an owner to live at the property, which does not fit an investor-only loan from this site. Parts of the Grand Strand allow vacation rentals in visitor-oriented districts and condo buildings while restricting them in residential neighborhoods. Where nightly income cannot be used, lenders usually underwrite on long-term market rent instead, so test both numbers before you buy.

Why is my South Carolina rental tax bill higher than the seller's?

South Carolina assesses a qualifying owner-occupied legal residence at a lower ratio of fair market value than other property, including rentals. In plain terms, the same house can be taxed on a smaller share of its value while the seller lives there and on a larger share once it becomes your rental. Millage then applies to that assessed value, so the rental bill can be materially higher even though the house did not change. Never copy the seller's tax line into a DSCR worksheet. Ask the county how the property will be assessed as a non-owner-occupied rental and underwrite that figure.
