DSCR calculator for South Carolina rentals

Enter a South Carolina rental's monthly rent, annual taxes and insurance, monthly HOA dues and the loan you want to test. The calculator divides rent by the full monthly payment — principal, interest, taxes, insurance and dues — and tells you in plain English whether the property covers itself on your inputs.

Planning tool only — not a quote, approval, or commitment to lend. In South Carolina, test taxes at the rental assessment ratio, not a seller's owner-occupied bill. Send the scenario for live wholesale lender pricing.

How to use this calculator honestly

Start with rent you can document: a signed lease, or a market rent you could defend against comparable rentals on the same street. Enter annual taxes divided as the lender will see them — twelve monthly slices of a non-owner-occupied bill. Do the same with insurance, adding wind and flood layers for Lowcountry and Grand Strand parcels instead of copying an inland quote. Leave the rate field to your own testing: enter a rate you want to stress the payment against, change it, and watch the ratio move. This tool publishes no rate and implies none.

What the result means

A ratio above 1.00 means rent covers the full payment on your inputs, with the excess as cushion. At about 1.00 the property breaks even on paper and lenders look harder at credit, reserves and property quality. Below 1.00 the property does not cover itself as entered, and the honest remedies are a smaller loan, a lower price, documented stronger rent or a different property. Read the full method in how the DSCR ratio is calculated, then compare your result with markets in the market hub.

From calculator to application

When a property survives your conservative inputs, send the same figures through the application: address, lease or rent evidence, tax estimate, insurance quotes, HOA dues and the loan amount you tested. We shop that package across wholesale lenders, whose live pricing and guidelines decide the actual options. The calculator is a planning instrument, not a quote, approval or commitment to lend, and it is deliberately built to talk you out of weak arithmetic before a contract does it more expensively.
