2-4 unit DSCR loans in South Carolina

A duplex in Columbia and a fourplex in Greenville share a DSCR advantage: several rents stand behind one payment. We arrange 2-4 unit financing through wholesale lenders that test total documented rent against principal, interest, taxes, insurance and any association dues, unit by unit and lease by lease.

Why small multifamily fits the ratio

Multiple leases diversify the income behind one mortgage. If one unit turns over, the others still pay, and that resilience is exactly what coverage underwriting is designed to measure. South Carolina offers this stock in older in-town neighborhoods, near Midlands employment and across Upstate corridors where duplexes were built for earlier generations of landlords. The investor's job is documentation: a lease and rent history for each unit, utility arrangements spelled out and any subsidized or informal tenancy disclosed before the appraiser finds it.

Unit-by-unit underwriting, honestly

Lenders and appraisers test each unit's rent against comparable units, not merely against your total. A fourplex with three market leases and one unit rented to family at a token figure will be read at the supportable numbers. Owner-paid utilities, master-metered buildings and included services reduce effective income in the lender's eyes even when your spreadsheet ignores them. Short-term use of individual units raises the lawful-use question again and can move the file out of standard programs. Bring the true rent roll; a smaller true number outperforms a larger invented one at appraisal.

Condition and code are coverage issues

Older 2-4 unit buildings carry older systems: panels, plumbing, roofs and egress details that appraisers photograph and lenders price. Deferred maintenance does not merely threaten your repair budget; it narrows the wholesale programs willing to take the file. South Carolina municipalities also enforce rental and code requirements that vary by city, and an illegal unit count is a financing problem, not a paperwork quirk. Verify that the unit count is lawful, permitted and insurable as configured before we shop the loan, and budget insurance for the building as it actually stands.

How we shop a 2-4 unit file

Send the address, rent roll with lease dates, who pays which utilities, tax estimate at the rental assessment, insurance quote for the full building and any subsidy or family-tenancy details. We compare wholesale lenders on how they treat unit mix, vacancy and your experience, then show the loan amounts the documented total rent can carry. The goal is a structure that survives appraisal and a turnover at the same time, not a ratio that only works in a perfect month.

Common questions

Can one unit be vacant?

Often yes. Lenders can use market rent from the appraisal for a vacant unit, but a mostly leased building is stronger. Expect supportable market rent, not your hoped rent, for empty units.

Can I live in one unit and rent the rest?

Not through this site. Living in a unit makes the property owner-occupied, and we arrange only business-purpose, non-owner-occupied investment loans.
